Sun City Summerlin Update

As of Monday May 28th 2007 there are 226 homes for sale.

Of those:

 4 will be short sales

1 is in foreclosure

1 will consider a lease option

2 Owners will carry

It is still a buyers market and mortagae rates rose a little last week but are still at historic lows.

Ardiente SPECIAL OFFER

Rancho Las Brisas Central Valley

Rancho Las Brisas Homes Rancho Las Brisas is a very nice community that is located just across from Spanish Trail, a large exclusive golf course development. It is a gated community with a total of 180 homes. All are detached properties with 2 car garages.

Rancho Las Brisas Las Vegas Both one and two story homes are available and range in size from 1188 square feet up to 1768 square feet. The two story homes all have the master bedrooms located on the ground floor. These homes were built during the late 1980's and early 1990's.


This is a small intimate community that has the feel of a small resort.  If you don't want a great big complex this is the one for you.

Active Adult in Summerlin

Sun City Summerlin

This 2,400 acre community was completed by Del Webb in 1998.  There were 7,779 homes constructed which house over 14,000 residents.  It is located in the northwest with an approximate 20 to 25 min. commute to the strip and airport.  This community took approximately 10 years to complete.  Sizes of homes range from 2 bedroom, 1 bath under 1100 sq. ft. to 3 bedrooms at over 3,000 sq. ft.  There are normally between 80 and 100 resale homes available. This is a very small number considering the total number of homes and reflects a high demand for this product and community.  The amenities include a total of 5 pools, 2 of which are indoor, 3 out, 3 golf courses, hobby rooms, tennis courts, a racquetball court, 3 restaurants, 4 community centers, miniature golf and really, the list goes on and on.  The golf courses are homeowner owned as opposed to Siena and Sun City Anthem where this is not the case.  In terms of amenities, I would rate this community number one with more of just about everything.  More tennis courts, hobby rooms, pools, and community centers.  The local infrastructure is in place, with lots of convenient shopping and services.   On the next pages I will show you some of the most popular models within Sun City Summerlin.  Starting with the largest homes and including attached and detached.  Keep in mind no home is the same.   I am only showing one home.  Everyone has different tastes and decorating style.  Please email me with any questions about the homes in this beautiful community.  Chris@ChrisShouse.com

Note: With the downsizing of Sun City Anthem, Sun City Summerlin will be far and away the largest of the local age restricted communities. It does, in my opinion, offer much more in the way of common area amenities. It does not seem likely that there will ever be a local age restricted community that will offer the combination of services and amenities that are found here.

Whats up in Sun City

There are 7,777 homes in Sun City.  All shapes and sizes, some on one of the three golf courses.  As of today 2/3/07 there are 192 homes for sale.  Think about that, that is a pretty low percentage considering the amount of homes.

if you are looking to purchase in an active adult community this is a good place to be.  There are many activities and clubs.  Something for everyone.  Beautiful indoor and outdoor pools, lots of exercise classes, walking clubs,climbing, racquetball, tennis, pool, bridge, wow, this is just the tip of the iceberg.

If you don't have perfect credit and have cash there is one house for sale in Sun City Summerlin that is offered as an Owner Will Carry.
